Establishing Your Campsite Price

As a CampKeeper, you control the price for your campsite and you have the freedom to adjust your pricing at any time through your CampKeeper Dashboard.

When you first create your campsite listing, you will need to establish your campsite pricing. Here is our recommended approach to determine your rates:

• Look on Tentrr at the existing campsites in your region and get a sense of the price range for the existing options
• Campers are willing to pay extra for scenic views, waterfront sites and sites situated on unique properties like ranches, vineyards, etc. If you have a woodland campsite then study the price of other woodland campsites. If your campsite overlooks a beautiful lake then you can typically charge a bit more, etc.
• To attract your first few campers, it is suggested that you initially offer a slightly “below market” rate. Your campsite will have no reviews at first and campers will need a reason to book your site instead of other “proven” sites in the area with positive reviews. Everyone wants to maximize camper revenue, but you will see greater booking velocity if you price your site competitively and it is also likely to lead to positive initial reviews if the campers feel like they have gotten a good value at your campsite.
• After you host some campers and generate some positive reviews, you can adjust the price upwards to a fair market rate.
• If you are not seeing bookings, it may indicate that you’ve selected a price rate that is too high. Take a test-and-learn approach and understand that the “right price” may vary by day, by month, by weather conditions and by external events in you area. If, for instance, your campsite is near a concert venue or other attraction, you may be able to boost prices on nights when events are held.
• Outside of peak travel seasons, it is suggested that you price weekdays (Sunday-Thursday) lower than weekends to maximize your occupancy rate. How much less? It can vary, but we recommend you start with a 20% difference between your weekday and weekend rates and then adjust as needed. Note that your lower weekday prices will show in Tentrr search results as “From $95 per night”
